MM2H 2024: What actually changed and why it matters
A plain-English walkthrough of Malaysia's 2024 MM2H reform — the four new tiers, the 90-day stay rule, and who each tier suits best.
Malaysia's flagship long-stay residency programme — MM2H — was substantially restructured in 2024. The changes removed old friction points, introduced a clean four-tier structure, and made the programme meaningfully more attractive for applicants who genuinely want to live in Malaysia.
The four tiers at a glance
| Tier | Fixed Deposit | Property min. | Visa length |
|---|---|---|---|
| Silver | USD 150K | RM 600K | 5 years |
| Gold | USD 500K | RM 1M | 15 years |
| Platinum | USD 1M | RM 2M | 20 years |
| SEZ Johor | RM 500K | RM 500K (SEZ) | 10 years |
All tiers share one obligation: 90 cumulative days per calendar year in Malaysia. That's the headline behavioural change — MM2H is now explicitly for people who actually want to live here, not a dormant visa.
Who each tier is really for
- Silver suits families and retirees looking for the lowest credible entry point. It's the category where we see the most first-time Malaysia buyers.
- Gold has become the benchmark for active HNW residents — 15 years is long enough to anchor a life here, and the maid permit matters more than people expect.
- Platinum buys the longest horizon (20 years) and the fullest rights, including work and business. It's the closest MM2H gets to permanent residency.
- SEZ Johor is the outlier. It exists because Johor is being positioned as a Singapore-adjacent economic zone, so the thresholds are deliberately lower — at the cost of geographic flexibility.
The monthly income requirement is gone
Previously, MM2H required proof of offshore monthly income. As of June 2024, that's been removed. Applicants are now assessed purely on their liquid financial position — which, in practice, is a meaningful simplification for retirees and business owners with lumpy income profiles.
What this means if you were waiting
If you paused in 2021 or 2022 because the rules were in flux, the structure has stabilised. The real question now is not whether to apply, but which tier fits your life. That's almost always a conversation, not a spreadsheet.
